Party Wall FAQs
A Party Wall is a wall shared by two properties. The Act also applies to boundary walls and certain excavation works near neighbouring buildings.
A Party Wall Notice is typically required when carrying out works to a shared wall, constructing on a boundary, or excavating within prescribed distances of neighbouring structures.
Depending on the type of works, notice periods are generally one or two months before works commence.
If consent is not provided, surveyors are appointed and a Party Wall Award is prepared to resolve the matter and allow works to proceed.
A Schedule of Condition is a detailed record of the neighbouring property’s condition before works begin. This helps protect both parties should damage claims arise.
Yes. Where both parties agree, MSurveying may act as the Agreed Surveyor, helping to reduce costs and streamline the process..
We regularly assist with loft conversions, rear extensions, basement projects, commercial-to-residential conversions, mixed-use developments, HMOs and larger development schemes.
Ideally before planning construction works. Early advice can help avoid delays and ensure notices are served correctly from the outset.
