MSurveying was crucial in converting a retail unit into two one-bedroom flats and transforming the flat above into a five-bedroom HMO, including a loft conversion. Utilizing Class MA to its full potential, we removed the commercial unit entirely to create the ground floor flats. Recognising that rental demand for two-bed flats in the area was weak, we opted for a five-bedroom HMO for the upper floors. Understanding the need for full planning in certain areas, we strategically handled these aspects, such as adding a dormer for the HMO, which required full planning rather than permitted development. Additionally, we reconfigured the entrance to the upper floors, necessitating another full planning application due to the external changes. This meticulous planning and execution were facilitated from our first site visit by collaborating closely with our architect and planning consultant, ensuring a comprehensive approach to the project’s success.
